Barns of Rose Hill Rustic Charm
The Barns of Rose Hill is located at 95 Chalmers Court in the heart of historic Berryville, VA just to the east of Winchester. The Smithy family left the two early 20th Century barns to the town in 1964. The gift stipulated the town use them for the community’s educational, recreational and cultural benefit. After languishing for several years, the barns came back to life in 2011 to fulfill their new purpose.
As part of the restoration and renovation process, the two dairy barns merged into one building. The venue still maintains the original rooflines and reclaimed barnwood and exposed wooden ceiling beams complete the rustic vibe. The Great Hall serves as a venue for music performances and film festivals. You’ll also find two galleries featuring local, national, and even international artists.
Barns of Rose Hill Rustic Charm with Modern Convenience
While the structure may date back to the early 1900’s, the Barns of Rose Hill offers modern conveniences. The building has climate control and is handicapped accessible. There’s even an elevator between the two floors and plenty of complimentary parking.
The Great Hall comfortably accommodates a wedding of 125-150. Rental includes use of the lobby between the Hall and the Upper Gallery. And there is also a small deck. You can expand your space by renting the Upper and Lower Galleries. There’s limited outdoor space for a ceremony. However, you can marry in the gazebo at next door Rose Hill Park. Helpful Hints for Booking
Rental rate for the Great Hall along with the Upper and Lower Galleries is $500 per hour with a 9 hour minimum. Rate for the Great Hall and Upper Gallery is $350 per hour. Rental fees include use of twenty 8’ rectangular tables, six 4’ round tables and 200 molded plastic chairs. You will, however, need to provide your own linens.
The Barns of Rose Hill requires purchase of a $1,000,000 liability insurance policy for your event. Ask your insurance agent about a one-day extension on your homeowner’s policy. A 25% deposit is due when you sign your contract. You’ll also put up a $250 refundable security deposit. You are responsible for all set up (and that includes tables and chairs) as well as break down and trash removal.
Catering and Decor at BORH
Catering is your choice, provided your vendor has a certificate of insurance. There is no kitchen space so caterers must bring in prepared food. There is, however, counter space and a sink in the Upper and Lower Galleries. And you can bring your own alcohol, provided you have a day-of ABC License (available online).
You need to use decor that’s free standing or on tables. And the venue has a policy of no open flame. Because this is a performance venue, Barns of Rose Hill has state of the art audio/video equipment as well as staging. Per town ordinance, the music needs to end at 11pm. But that shouldn’t put a damper on your day since most weddings are over by then.
